Batters Up!!! is a family-owned indoor baseball and softball facility planned for Reno-Sparks, Nevada: five full-length batting cages, a glass viewing wall, a pizza restaurant where parents watch their kids hit, and a mezzanine with simulator bays and a speakeasy-style club on the second phase. This page is the whole proposal: the facility in interactive 3D, the phased build plan, the founding membership model, and the numbers behind it.
Concept rendering of the Phase 1 ground floor. The interactive model below is built from the dimensioned floor plan and is the layout of record.
Drag to orbit. Scroll to zoom. This is a persistent 3D model of the Phase 1 ground floor, generated from the dimensioned Design 1 plan (84 ft x 164 ft, 13,776 sq ft), so what you see is the actual layout we are costing and building, not an artist's impression.
Five netted lanes at 14 ft wide by 70 ft long, real pitch distance, with an authentic wood-slat dugout bench, bat racks, and helmet cubbies in every lane. Food is served right in the dugout.
The restaurant and the cages share one glass wall, so dinner comes with a view of the hitters. Parents watch practice without leaving their table.
Our pizza restaurant, built around conveyor ovens for speed at team-party volume, with lounge seating, cornhole, and a dedicated gluten-free prep closet with clean air pushed in.
Three party rooms, two 40-kid team rooms, a parent viewing concourse, a walk-through pro shop, and a training strip for tee work and agility.
Plan view, generated from the same 3D model. Front entry, office, and pro shop at the bottom; cage hall at the top.
The complete ground floor opens as a standalone business: cages, pizza, party and team rooms, pro shop, and viewing concourse. The shell is built to its full 30 ft height from day one, with columns, footings, stair and elevator shafts, and the dumbwaiter shaft already in place for Phase 1b, so nothing gets torn out later.
Funded by Phase 1a operating revenue: a 120 ft x 30 ft mezzanine over the front of the building with five multi-sport simulator bays, lounge seating overlooking the cages, and the Swing Away Club, a 1930s speakeasy-style bar (all ages until 8 PM, 21+ after).
We sell founding memberships before signing a lease. Every founding signup includes a ZIP code, and the resulting demand map picks the exact location: the community quite literally chooses the spot. Ground breaks when the funding gate is met, not because a calendar says so.
Founding members fund the build and get the best rate this facility will ever offer, locked for as long as the membership stays continuous. The founding cohort is planned at about 300 memberships.
One named member. Weekly cage sessions, peak-hour booking, guest passes, first access to clinics and leagues, and a name on the Founders Wall.
Up to four household members sharing a larger weekly session pool, more guest passes, and priority registration for kids' clinics and camps.
Wave 1 is the founding rate. Wave 2 opens only at groundbreaking, priced halfway between Wave 1 and the regular rate. Memberships activate at opening, in purchase order, so day-one demand ramps smoothly.
| Item | Figure | Basis |
|---|---|---|
| Phase 1a buildout (leasehold improvements, equipment, cages, kitchen) | $1,116,134 | Scenario A model, rev-4: lease an existing shell plus tenant improvements |
| Phase 1b mezzanine, simulators, and bar | ~$953,000 | Planning estimate, funded from Phase 1a operations |
| Year 1 operating expenses | $290,400 | $24,200 per month: rent, staffing, utilities, insurance, marketing |
| Founding cohort | ~300 memberships | Blended $1,500 per founding membership at the Wave 1 mix |
| Shovel gate | Phase 1a + 3 months | Ground breaks when presales cover the Phase 1a build plus three months of operating runway |
| Doors-open gate | Full year runway | Presales continue through construction toward the extended build and the first full operating year |
Figures are planning-grade estimates from the current financial model and quantity takeoff, and they move with the final site and lease terms.
